SOUTHERN NEVADA / COUNTY FIELD NOTES

Lincoln County.
Know the occupancy limits.

Construction approvals and narrowly scoped temporary RV pathways.

CONFIRM JURISDICTION FIRST

County building department explicitly describes its building-code jurisdiction as unincorporated Lincoln County; do not apply this automatically inside an incorporated city.

What the official sources tell us

  • Lincoln County has adopted International Building Code regulation of construction, conversion, use and maintenance of buildings and structures in unincorporated areas.

    Read the official source
  • County code section 13-16-1(D) prohibits residential RV occupation outside an established trailer or RV park, with short stays up to fourteen consecutive days and a fourteen-day removal interval. An exception allows up to six months during construction of a main residence on the same property with a special use permit.

    Read the official source

Code compilation may lag new legislation. Do not imply this is an approval for a particular APN.

How to use this research

Compare actual elevation, road conditions, services and basin-specific water constraints for each parcel rather than treating the county as a single climate or a single off-grid zoning category.

This is a buyer-research recommendation, not a county determination. Use the parcel number and exact proposal when requesting an answer.

Questions still specific to your parcel

  • Parcel zoning and current temporary-use eligibility
  • Actual potable-water availability
  • All-season legal access

Also verify title and legal access, accepted water and wastewater, total installed costs, hazard exposure, lender acceptance and insurance. A general county rule does not settle these site-level questions.

Prepare for the agency conversation

Provide the APN, legal description, proposed building type, intended occupancy, water plan, wastewater plan and a simple site sketch. Ask which current code, planning area and approval pathway apply, and request a written response you can keep with your due-diligence file.

Use the 20-point buyer checklist

Source check: November 6, 2026. Official code compilations and handouts can lag amendments. For older documents, current agency confirmation remains necessary. These county notes apply only within the scope described above.

THE NEXT STEP IS A CONVERSATION
