NORTHEASTERN NEVADA / COUNTY FIELD NOTES

Elko County.
Document the improvements.

Dwelling permits, septic records and practical seasonal access.

CONFIRM JURISDICTION FIRST

Confirm county versus incorporated city responsibility for the APN.

What the official sources tell us

  • County homeowner permitting guide requires a building permit application, owner-builder affidavit, plans and plot plan with setbacks; dwelling applications require the septic construction permit from Nevada Health Authority with submittal. HOA architectural approval is required where applicable.

    Read the official source
  • Elko County RV Electric Agreement says temporary RV electric service follows a transient-dwelling maximum of 28 consecutive days; an RV parked longer must have a state-approved septic system for sewage disposal or face electrical disconnection.

    Read the official source

This is an electrical-service/sewage agreement, not general permission for unlimited RV residency. Zoning, water and occupancy must be confirmed separately.

How to use this research

Before valuing an existing cabin or RV improvement, retrieve approved permits and septic records; request site-specific wind, snow and frost design criteria, access maintenance duties and local contractor serviceability.

This is a buyer-research recommendation, not a county determination. Use the parcel number and exact proposal when requesting an answer.

Questions still specific to your parcel

  • General long-term RV occupancy permission
  • Complete parcel building entitlement
  • Main county pages blocked automated read

Also verify title and legal access, accepted water and wastewater, total installed costs, hazard exposure, lender acceptance and insurance. A general county rule does not settle these site-level questions.

Prepare for the agency conversation

Provide the APN, legal description, proposed building type, intended occupancy, water plan, wastewater plan and a simple site sketch. Ask which current code, planning area and approval pathway apply, and request a written response you can keep with your due-diligence file.

Use the 20-point buyer checklist

Source check: November 6, 2026. Official code compilations and handouts can lag amendments. For older documents, current agency confirmation remains necessary. These county notes apply only within the scope described above.

THE NEXT STEP IS A CONVERSATION
